Property Details
The villa is situated on a 2 hectare property and overlooks a picturesque hilly scenario typical of the northern Rome countryside where sheep and horse grazing are a familiar site. A 120mt (350ft) long road entrance, surrounded by olive trees, leads to the villa. The location on the hill provides a pleasant cool breeze on warm summer days.
The villa, consists of La Villa (sleeps 6+2) and La Cascina (sleeps 2+1) surrounded by olive trees and built in a quaint Lazium-Tuscan style, consists of handmade terracotta floor tiles, stucco exterior walls with a typical antique Roman red finish and chestnut wooden ceiling beams with intermediate terracotta tiles. The roof is of early century terracotta coned tiles.
La villa has two large outside porticos with terracotta floors and chestnut beam ceilings where you can especially enjoy your early morning and sunset hours. An evening dinner or cocktail underneath the westerly portico overlooking the sunset behind the distant mountains is a breathtaking sensation. Outside furniture and barbecue are provided. The inner courtyard, 150 square meters (1350sq.ft) has a fountain and wading pool (5mt by 2mt by 1.2mt deep) where you can refresh and sun bathe during the warm summer months. An amphitheater and patio on the North side provides a cozy and sheltered area.
The villa, on two floors, has a kitchen, dining room, living room, study-library, master bedroom with bathroom and loft which can be used as an additional bedroom and/or study. Another double bedroom with bathroom leads to an independent garden patio and amphitheater. Throughout the villa the floor is made of handmade terracotta tiles in a herring bone design.
Living room: a spacious quaint 30square-meter (350 sq.ft) room with early 1900\'s stone fireplace and a 15ft high ceiling of wooden chestnut beams with intermediate terracotta tiles.
Dining room: adjoining dining room between the kitchen and the living room with a 10ft long chestnut table seats 14.
Kitchen: equipped with gas stove/oven, microwave, toaster-oven, fridge, washing machine and a fireplace where you can grill your meals.
Study-library: a quiet room where you can relax, read and or listen to music. An additional single bed is available on request.
Master bedroom: a 5mt (15ft) high ceiling chestnut wood beam room with a queen size bed and en-suite bathroom with bath and shower; the room also has an attic loft with an additional single bed.
2nd Master Bedroom: room with choice of a queen size bed or two single beds and en-suite bathroom with shower. This room leads to an independent garden patio and amphitheater.

La Cascina is a 70 square meters (700square feet) house situated across the Villas' courtyard. The house consists of a living room with fireplace, a dining area, a kitchen and a half-service bathroom with washing machine. An additional large bedroom with large bay window and wooden floors, overlooks the living room and has a double bed (also available as 2 twin beds) and en-suite bathroom with shower. The house has chestnut beam ceiling and terracotta floor and has a northern and southern facing patio with garden furniture and barbecue. Area Details The beauty of nature and landscape, the historical and cultural heritage with its archaeological and artistic richness: these are the ingredients having made Lake Bracciano a desired destination appreciated by tourists from different parts of the world. Three towns have been built on the lake\'s shores: Bracciano, Trevignano Romano and Anguillara Sabazia. Also the territories of Manziana, with a magnificent view of the lake from its main square, Oriolo, Monterosi and Sutri face the basin of the lake.
With a surface of 22 square miles it is the second lake by extension in the Lazio Region (second only to Bolsena) and one of the mayor lakes of Italy; as a lake of volcanic origin it has a circular perimeter of approximately 20 miles. The lake being a drinking water reservoir for Rome, its surface is 541 feet above the sea level, with its deepest point deeper at 541 feet.
Bracciano rises on a hill inhabited since Etruscan ages, as testified by the necropolis next \"Colonnette\"; it has been of great importance during Renaissance period when it was a fief of the Orsini; in 1696 the town passed to the Odescalchi family.
The history of Bracciano is all determined by the magnificent Castle whose sizes dominate all over the settlement. Due to its structural and architectonic characteristics and the excellent state of conservation it is considered one of the most important castles of Italy. It was built by Napoleone Orsini and work after having been started in 1470, was finished in 1485; among its most famous guest have been the king of France Charles VIII, Pope Sixtus IV, Marcantonio Colonna and in more recent times John John Kennedy, Tina Turner and James Rubin Travel Details How to get there:
Coming from the north, on the A1 highway, exit at Orte/Viterbo, taking the ss Cassia in the direction Bracciano or exit at Magliano Sabina, direction Civitacastellana/Nepi/Sutri/Trevignano/ Bracciano
Coming from the south, exit the highway into the G.R.A. (Grande Raccordo Anulare) and exit at Cassia Veientana (bis) and follow directions for Cesano/Bracciano
Coming from Rome center, follow the Cassia towards north and turn onto the Via Braccianense until you reach the town of Bracciano
Coming from Rome Leonardo da Vinci Airport follow the directions towards Rome and exit onto the Autostrada in the direction of Civitavecchia. Once on the highway exit at Cerveteri and follow directions towards Bracciano.
